O'Sea becomes new urban district in Ostend
Project details
- Introduction
- An urban regeneration project led by Immobel has revitalized the Ostend coastline, and they have relied on URSA insulation solutions to improve its efficiency. The residential complex, designed by CONIX RDBM Architects, will offer sustainable housing thanks to the combination of district heating and URSA TERRA's advanced Thermal insulation. BAM Interbuild bv, responsible for the construction, found in URSA's WALLTEC BLACK, recommended by Verhelst Groep, is the ideal solution to face the project's technical challenges. This insulation guarantees fire safety (Euroclass A1) and excellent thermal performance.

Project description
On the sites of the former Mediacenter in Ostend, Immobel developed the O'Sea project. The mixed housing complex will revive an entire city district and give the Ostend coastline a new look with its twisted tower volume. The owners of the flats will have a sustainable home, thanks to the heat network and the extensive thermal insulation with URSA TERRA signature.
With O'Sea, Immobel is bringing some 88,500m² of living space next to the KV Ostend football stadium. The urban regeneration project combines assisted housing, a varied mix of residential solutions, a restaurant, three shops, a crèche and underground parking. The residential units are situated around green spaces, each with its own theme. These include an area for sports and games, a flower and fruit garden, a water garden and a green square.
The contemporary design and volume structure - to a design by Conix RDBM Architects - poses technical challenges for contractor BAM Interbuild. For instance, the 15-storey tower volume requires special attention to fire safety. The contractor found an answer in WALLTEC BLACK, a glass wool insulation from the URSA TERRA family.
Typical of the project is the diverse materialisation of the facade, from facade brickwork to ventilated facades. An advantage of WALLTEC BLACK is that, thanks to its water-repellent silicone treatment, it can also be used for facades with open joints. In turn, the black fleece on one side of the insulation ensures a neat appearance for ventilated facades. Last but not least, URSA insulation combines these advantages with an economical price and excellent thermal and acoustic performance.
